Small to Medium Business Relocation Service Provider

Office, Warehouse & Industrial Relocation — UK

We move whole operations, not just furniture. Machinery, stock, racking, workshop and office contents, MHE, fit-out and clearance — packed, transported and set back up so you are trading again fast. Temporary storage in the Midlands if the lease dates do not line up. Fully insured, fully documented, and discreet about who we work for.

Relocation Services

One contractor for the entire move

Most SME moves fail at the joins — the removals firm won't touch the racking, the racking firm won't touch the stock, and nobody owns the inventory at the other end. We take the whole scope.

Boxes labelled and packed ready for an office relocation

Office Relocation

Desks, IT, storage and archive moved out of hours and rebuilt to a floor plan, with everything labelled back to its owner and department.

Warehouse aisle of pallet racking stacked with cartons

Warehouse Relocation

Stock picked, palletised and moved in a sequence that keeps you trading. Racking stripped out at the old unit and reinstalled at the new one.

Forklift loading pallets into a lorry at an industrial unit

Industrial Unit Moves

Machinery, workshop contents, benching, tooling and MHE — decommissioned, moved and recommissioned, with lifting and access arranged.

GB surveying a client unit, walking the loaded racking before a move

Move Planning & Surveys

A free site survey of both units, a written scope, a phased programme and a fixed price. Method statements and RAMS issued before we start.

Operative unloading packed cartons from a van at a warehouse

Packing, Loading & Transport

We supply the crates, cartons and protection, pack the unit, load and run the vehicles. Insured throughout, single point of contact.

Long aisle of newly installed longspan shelving, stocked and ready to pick

Unloading & Set-Up

New racking installed and load-signed, stock located, and a working stock and inventory system handed over — not a pile of boxes on a slab.

How It Works

Three stages, one contractor

Stages one and two cover the move itself. Stage three is optional and picks up where the move ends.

1

Pack, load, transport, unload

We arrive at the existing unit with the crates, cartons, pallets and protection needed, and we pack it — stock, workshop contents, office contents, tooling and small plant. Racking and shelving is stripped out and bundled for transport.

  • Full packing and protective wrapping, labelled by destination
  • Racking dismantle and strip-out, including Mecalux and other proprietary systems
  • Loading and insured transport, phased to keep you trading
  • Unloading and staging at the new unit
2

Set up the new unit and the stock system

The new unit is laid out, the racking is installed and load-signed, and your stock goes into locations that make sense. We build the stock and inventory system at the same time, so the operation runs from day one rather than being rebuilt from memory over the following month.

  • Warehouse layout and racking design for the new footprint
  • New or relocated racking installed, inspected and load-noticed
  • Location and labelling scheme applied across the unit
  • Stock and inventory system created and handed over
Optional 3

Ongoing FM contracting & logistics support

Once you are in, the move stops being a move and becomes a building to run. Most of our clients have no facilities manager and no appetite for one, so we stay on under a facilities management contract — a single contractor holding the planned maintenance, the statutory compliance and the day-to-day reactive works across the whole unit, alongside the logistics support.

  • Planned preventative maintenance on an agreed annual calendar
  • Reactive repairs and call-outs against a fixed response time
  • Statutory compliance inspections, tracked and evidenced
  • Overflow and short-term storage in the Midlands, stock counts and additional racking

Temporary Storage · Midlands

Somewhere for it all to go in between

Lease dates rarely line up. You are out of the old unit on the Friday and not into the new one for three weeks, or the new unit is not fitted out yet and the stock has to land somewhere. We hold our own storage space in the Midlands, with additional capacity through our vetted supply chain when a move needs more than we can take in house — so the gap between two leases stops being your problem.

Goods stored on pallet racking in a warehouse

Racked pallet storage

Palletised stock stored on racking and located properly, so it can be picked from or released back to you in the order you actually need it.

Charged per pallet space
Open warehouse floor space holding equipment

Bulk floor space

Open floor area for the things that will not go on a pallet — machinery, benching, dismantled racking bundles, fit-out materials and awkward loads.

Charged per square foot
Secure steel storage containers at a depot

Secure containers

Self-contained lockable units where you want your goods kept separate, or where storage is going to run on longer than a few weeks.

Charged per container, per month

Why the Midlands works

We are based in Market Harborough, Leicestershire — inside an hour of most of the Midlands and within easy reach of the M1, M6 and A14. For a business moving anywhere between the South East and the North, storing in the middle usually costs less and adds fewer miles than storing at either end.

  • Storage booked as part of the move, on the same contract and the same invoice
  • Everything logged into the same inventory system we hand over at the new unit
  • Part-loads released back to you in stages, so the new unit fills in a sensible order
  • Short-term by default — no long tie-in for a three-week gap

Not just for moves. We also take overflow for businesses that are not relocating at all — seasonal peaks, a container landing early, or stock that will not fit until the mezzanine goes in.

Facilities Management Contracting

Stay on as your FM contractor

An SME occupier rarely needs a facilities manager on the payroll, but the building still has to be maintained, inspected and kept compliant. We contract for it directly — hard FM, soft FM and statutory compliance under one agreement, delivered through the GB Group companies and our vetted supply chain. You get one contact, one calendar and one invoice instead of eleven trades and a filing problem.

Industrial roller door and building entrance

Hard FM

The building fabric and the plant that keeps it working.

  • Planned preventative maintenance schedules
  • Reactive repairs and emergency call-outs
  • Roofing, gutters and rainwater goods
  • Loading bays, dock levellers and industrial doors
  • Electrical, lighting and small power maintenance
  • Fabric repairs, painting and making good
  • Racking repairs, reconfiguration and extensions
  • Mezzanine, partitioning and fit-out works
Inspector completing a compliance checklist

Statutory Compliance

The inspections you have to be able to evidence.

  • Compliant Racking Inspections, carried out annually
  • Racking damage reporting and red/amber remedials
  • Fall protection and lifeline testing to BS 7883
  • Anchor point, guardrail and walkway inspection
  • Fixed ladder and access equipment inspection
  • Whole-building access strategy, not asset-by-asset
  • Digital asset register with certificates held on file
  • Renewal reminders so nothing lapses quietly
Rope access operatives cleaning a building facade

Soft FM

Everything that keeps the site presentable and running.

  • Commercial cleaning and periodic deep cleans
  • Facade, window and cladding cleaning
  • Gutter clearance and roof cleaning
  • High-level cleaning via our own rope access teams
  • Waste management, recycling and clearance
  • Yard upkeep, line marking and floor repairs
  • Stock counts and inventory maintenance
  • Overflow and short-term storage

One point of contact

A named contract manager who knows the site, not a call centre and a ticket number.

Agreed response times

Reactive works answered against an SLA you set, with priority levels agreed up front.

One monthly invoice

All trades consolidated onto a single account, with costs broken down by discipline.

Reporting you can hand over

Quarterly reporting and a live compliance record ready for your insurer, landlord or auditor.

Optional Services

Everything else the move drags with it

A relocation is never only a relocation. Something always needs disconnecting, stripping out, clearing, marking out or cleaning before the keys change hands. We hold an established supply chain of vetted specialist contractors, so these come to you through us — on one programme, one point of accountability and one set of paperwork, rather than four trades you have to find and manage yourself.

IT, comms & server relocation

Decommissioning, transport and rebuild of racks, comms cabinets and network hardware.

Electrical disconnect & reconnect

Qualified disconnection at the old unit and certified reconnection at the new one.

Machinery moving & rigging

Decommissioning, lifting, skating and recommissioning of production plant and heavy machinery.

Mezzanine floors & fit-out

New mezzanines, offices, partitioning and warehouse fit-out at the incoming unit.

Flooring, line marking & protection

Floor repairs, aisle and racking line marking, column guards and barrier protection.

Strip-out, dilapidations & clearance

Returning the outgoing unit to the condition your lease actually requires.

Waste removal & recycling

Licensed clearance of packaging, redundant fittings and end-of-life stock, with waste transfer notes.

Surplus racking buy-back & disposal

Where the old racking will not fit the new unit, we will price it rather than skip it.

Security, alarms & access control

Alarm, CCTV and access control transferred or newly installed before you occupy.

Deep cleaning, both ends

Handover clean at the outgoing unit and a pre-occupation clean at the incoming one.

Compliant Racking Inspections

Independent inspection of the installed racking, with traffic-light reporting and a written record.

Short-term & overflow storage

Racked pallets, bulk floor space and secure containers in the Midlands. See storage options →

The Supply Chain

Vetted before you ever need them

Every contractor on that list is one we already work with and already hold current insurance and RAMS for. You are not sourcing them, vetting them or sequencing them around our vehicles — we are.

  • Insurances and method statements held on file before they set foot on your site
  • Sequenced into the move programme, not booked separately and hoping they align
  • One contract, one contact and one invoice covering every trade
  • If a trade lets us down, replacing them is our problem to solve, not yours

A move is the one day your whole operation is in pieces. It should be handled by people who do this every week.

Who We Help

Built around SME moves

Big relocation contractors are priced for corporate estates and are not interested in a unit under 10,000 sq ft. We are built for the small and mid-sized business — a single workshop, a first warehouse, a growing fulfilment operation — that needs the move done properly without a corporate budget.

Modern open-plan office with workstations

Offices

Professional services, studios and back-office functions moving between commercial premises.

Small warehouse unit with shelving, palletised stock and a pallet truck

Warehousing & Storage

Stockholding businesses where the racking, the stock and the pick faces all have to move together.

Bright workshop with machinery and tooling

Small Industrial & Manufacturing

Workshops and light manufacturing with machinery, benching, tooling and materials to relocate.

Warehouse operative checking stock locations against the inventory system

Distribution & Fulfilment

E-commerce and 3PL operations that cannot afford to stop shipping while they change premises.

How We Operate

A compliant, discreet partner

Our clients tend to be moving something they would rather not advertise — a full stockholding, a production line, a customer database, or simply the fact that they are moving at all. We work quietly and we keep the paperwork straight.

Discretion as standard

We do not name clients, publish their addresses or post their premises online without written permission. NDAs signed on request, and unbranded working where a move needs to stay quiet.

Documented before we start

Written scope, phased programme, risk assessments and method statements issued ahead of the job — not produced retrospectively when someone asks for them.

Insured and accountable

Goods in transit, public liability and employers' liability cover in place, with certificates available on request. One contract and one point of accountability for the whole move.

Around your trading hours

Evenings, weekends and phased moves so the operation keeps running. We plan the sequence around your order book, not around our vehicle diary.
